Designed with comfort and practicality in mind, each lodge is fully self-contained and fabricated to high standards. These one, two and three-bedroom homes are ideal for elderly parents, young adults, or guests who need their own space.
Unlike granny annexes, garden lodges do not require full planning permission. Instead, they are manufactured to meet the rules of the Caravan Act and only need a Lawful Development Certificate. This makes the whole process quicker, simpler and often more cost effective.
Every lodge is delivered as a complete, all-inclusive project. That means no hidden extras, our lodges are a ready-to-use home in your garden.
If you’re looking for more layout options or a fully bespoke design, a Granny Annexe may be a better fit. Our annexes are designed to offer more flexibility and can be tailored around your exact needs, with full planning support included.
Garden Lodges are designed for comfort and privacy. One, two or three-bedroom options are available. Each one includes a shower room, kitchen and living area.
All lodges are fully insulated and finished to a high standard, making them ideal for elderly relatives, young adults or guests.
Garden Lodges are manufactured to meet the requirements of the Caravan Act. This means you will not need full planning permission. Instead, we apply for a Lawful Development Certificate on your behalf to keep the process simple and stress-free.
We take care of the whole project from start to finish. That includes siting, insulation, electrics, plumbing, internal finishes and more.
There are no hidden extras. Your new lodge will be ready to use the moment we hand over the keys.
Every Garden Lodge is designed to feel like home, with practical features and quality finishes included as standard. You can also choose from a range of optional extras to suit how you plan to use the space.
Each lodge includes a smart, space-saving kitchen with a sink, dual hob, extractor fan and fridge with freezer compartment. It’s designed to fit neatly into smaller layouts without losing functionality.
For a cleaner, more open feel, you can choose a hideaway kitchen that folds away when not in use. A useful option if you want to keep the living space flexible.
We offer a choice of compact kitchen styles, all built with high-quality finishes, integrated appliances and efficient storage.
All lodges come with a fully fitted shower room, complete with walk-in shower, toilet and sink. Designed to be safe, practical and easy to use.
Each bedroom includes a sliding door wardrobe with shelving and drawers. These help you make the most of your space and keep the room tidy.
To save space in the shower room, the toilet and sink are combined into one unit. These are available in a selection of finishes to suit your style.
We install chrome electric showers with safety features, including thermostatic controls and a maximum temperature stop.
All lodges include slimline electric radiators with 7-day programmable controls. This gives you full control over heating and helps keep running costs low.
A range of hard-wearing laminate flooring options is available. All are water-resistant, easy to clean and designed for everyday use.
Internal walls and ceilings are plastered smooth for a traditional finish. There are no plastic panels or trims, so you can decorate just like any other room in your home.
LED downlights are installed throughout the lodge. We also include outside lights with PIR sensors by the entrance for added security and visibility.
Some lodge designs include flyover roofs to provide shelter at the entrance or along one side of the lodge. A practical addition for all-weather use.
Sliding doors are included with all wardrobes and can be used internally if needed. They help save space and offer easy access in more compact layouts.
Choose our dual pitched roof with TapcoSlate tiles for a vaulted ceiling and extra space. A simple way to add style and height inside.
Our ceiling height is 2.3m as standard, giving you a taller, brighter and more comfortable living space.
Garden Lodges and Granny Annexes are very similar. Both give you a self-contained living space in your garden with a kitchen, bathroom, bedroom and living area. The main difference is in how they are approved and installed.
Granny Annexes are fully tailored to your needs and will require planning permission. Garden Lodges follow a fixed layout and are manufactured to meet the Caravan Act. Because of this, they do not need full planning permission. Instead, they require a Lawful Development Certificate. Lodges are manufactured in two sections and assembled on site, which helps keep the process simpler and more affordable.
If you need more space or a fully custom layout, a Granny Annexe may be a better option.
Every Garden Lodge is manufactured using structural insulated panels (SIPs) for the main structure. These panels are strong, reliable and make the process faster and more efficient.
Lodges are manufactured in two sections, transported to your property and assembled on site.
SIPs provide excellent thermal performance, helping to maintain a comfortable indoor temperature throughout the year. This keeps heating needs low and helps reduce your energy bills.
We use a mix of fibre cement and PVC wood-effect cladding for a smart, low-maintenance finish. Roof trims, fascias and soffits are made from tough PVC, aluminium or steel, manufactured to last through all seasons.
Every lodge comes with secure PVCu windows and doors fitted with 28mm argon-filled sealed units. These meet high energy efficiency standards and are designed to keep your lodge warm, quiet and secure.
Flat-roof models are finished with a seamless EPDM membrane for long-term weather protection. Tapco slate tiles are used as standard on our pitched-roof models.
All our garden lodges are supported above the ground on screw-piles. This allows for air flow below the structure and the insertion of lifting cradles or straps should the lodge need to be moved in the future. The screw-piles can be unscrewed.
With The Green Room, your Garden Lodge is installed as a complete, ready-to-use home. The price includes all the essential work and finishes, so there are no surprise extras later. From the siting to the fixtures, everything is taken care of.
Every lodge is manufactured for daily living in all seasons and includes everything you need from day one. The price we quote is the final price you pay.

A garden lodge is a self-contained living space, often constructed under Caravan Act rules. It includes everything needed for independent living and is ideal for a family member or guest.
The main differences are size, use and planning route. A garden lodge is manufactured under the Caravan Act rules and is restricted by size. A granny annexe is treated more like an extension to the home and will require planning permission. Both can be used as permanent homes and look almost identical.
Prices for our one-bedroom garden lodges start from £85,000, including kitchen, bathroom, installation and all services. Larger or custom lodge designs may cost more, depending on layout and specification.
Yes, our lodges meet the legal definition of a mobile home under the Caravan Act.
No, planning permission is not required, but a Lawful Development Certificate is. We handle the LDC application for you as part of our service.
A lawful development certificate (LDC) is a legal document from a local planning authority that confirms a development is lawful, meaning it doesn’t require planning permission. We can help you apply for this as part of your project. For further information, please visit the planning portal.
