Our team is with you every step of the way, from your first ideas right through to the final handover. Here’s how it works.

Chat and Design Advice

We start with a friendly call to learn more about your space and what you need. From there, we’ll offer honest advice and book a free site visit if you’re ready. You can also get started now with a free granny annexe quote.

Site Assesment and Survey

Our team will visit and assess your garden. We check space, drainage, access, and ground levels. If planning permission is needed, we’ll let you know and explain your options clearly.

Quotation and Layout

Next, we provide a clear fixed-price quote with a layout tailored to your needs. We’ll show you kitchen styles, cladding options, flooring and other finishes so you know exactly what’s included.

Planning and Permissions

We handle all the planning or lawful development paperwork for you. This includes drawings, applications and local authority contact. You don’t need to deal with the council directly. To learn more about planning, visit our Garden Annexe FAQs.

The Build and Installation

When planning is approved, we book your build. Our in-house team completes the job from foundations to finish. Most builds take around 3 to 6 weeks depending on the size. We use screw pile foundations, SIPs panels and include all plumbing, electrics, flooring, and fittings.

The Tour and Final Handover

We walk you through the finished space, check everything is working and make sure you’re completely happy. You’ll receive your documents, certificates, and keys to your new space. It’s ready to move into from day one.

Granny Annexe Assembly

Every granny annexe we build is carefully planned and professionally installed by our experienced team. From start to finish, we manage the full process for you. Below is a simple breakdown of the key steps that bring your annexe to life.

Step 1 – Ground Screws and Foundations

We begin by installing strong screw pile foundations. This system is approved by Building Control and gives a secure base for your annexe. It’s quick, clean and works well even on sloped or soft ground.

Step 2 – Wall Assembly

Once the foundations are in place, we move on to the main structure. SIPs panels (structurally insulated panels) are used to build the floor and walls. These panels are precision-cut and go up fast, giving excellent insulation from day one.

Step 3 – Walls and Battens

With the structure up, internal battens are added to support fittings and finishes. Electrical wiring and service runs are also placed during this stage, ready for your sockets, switches, and lighting.

Step 4 – Plastering

Next, the inside is plaster boarded and fully plastered. This gives a clean, smooth finish throughout the space. It’s now ready for you to decorate however you wish.

Step 5 – Cladding

Your choice of external cladding is added, whether it’s Western Red Cedar or low-maintenance fibre cement board. This gives the annexe its final look and protects it from the weather for years to come.

Step 6 – Internal Fitments

At this point, the kitchen, bathroom and flooring are installed. Fixtures like radiators, LED lighting, switches, wardrobes, and appliances are fitted. Everything is made to match your chosen layout and finish.

Step 7 – Finished

Your granny annexe is now complete and ready to use. Fully insulated, connected to services, and finished to a high standard inside and out. All that’s left is to move in.

What happens after I request a quote?

Once you’ve submitted your quote request, we’ll get in touch to arrange a free site survey. This helps us understand your space, needs and budget so we can offer the right solution.

Do you visit the site before starting work?

Yes. Every project begins with a detailed site visit. We assess access, ground conditions and services, then talk through design options with you face to face.

How involved do I need to be in the process?

We manage everything for you, but you’ll be involved in all the key decisions – from layout and finishes to planning approval. We’ll keep you informed every step of the way.

Who handles planning and building control?

We take care of it all. Whether it’s a full planning application or a Lawful Development Certificate, we deal with the local authority on your behalf.

Do you offer a full turnkey service?

Yes. We handle everything from foundations and structure to plumbing, electrics, plastering, kitchen and bathroom installation. Your annexe or garden room will be ready to use when we leave.

Can I make changes during the build?

In some cases, yes. We’ll always do our best to accommodate small changes. It’s best to finalise your design early to avoid delays.
