If you work from home and need proper separation between work and home life, a garden office is a smart solution. Quick to install, low running costs and much easier than a home extension.

Built Using SIPs Panels

We only use SIPs (Structural Insulated Panels) for our garden buildings. These panels create a strong and energy-efficient structure that goes up quickly and lasts for decades. They keep heat in during winter and help prevent overheating in summer. Your new space will be quiet, dry and comfortable from the moment it’s installed.

The external roof and wall finishes are made from fire-rated, low maintenance materials. Doors and windows come with A-rated glazing and strong, weatherproof frames.

Planning Made Simple

Our garden rooms are designed with an eaves height of 2.5 metres to comply with permitted development rules. So, in many cases planning permission is not needed.

However, if the garden room is used for sleeping or you are in a conservation area planning permission is required. Don’t worry we take care of the whole process.

This includes drawings, paperwork and managing the application with your local council.

All our garden buildings are fully fitted and ready to use, with no hidden extras. We include:

A-rated double glazed doors and windows

All our doors and windows come fitted with A-rated, energy-efficient double glazing to help keep your space warm in winter and cooler in summer. They’re secure, low maintenance and built to last.

Glazed frontage with entrance door

A full-height glazed frontage brings in plenty of natural light and creates a bright, open feel. It includes a secure main entrance door that’s easy to access.

Screw pile or pad foundations

We use heavy-duty screw pile or concrete pad foundations for a stable, long-lasting base. These systems are approved by building control and suitable for most garden types.

Plastered and skimmed walls

Every interior is finished with plasterboard and a smooth skim coat. This gives a proper home-like finish, ready for you to decorate however you like.

Insulated SIPs floor, walls and roof

Our buildings are constructed using SIPs panels throughout. This provides excellent insulation and creates a strong, warm, and quiet structure you can enjoy all year round.

Comfortable Ceiling Height

Most garden room companies stick to 2.1m ceilings to avoid planning permission. Ours are 2.3m as standard, giving you a taller, brighter and more comfortable living space.

Firestone seamless rubber roofing with gravel top

The roof is covered with a single piece of Firestone EPDM rubber. It’s waterproof, long lasting and topped with decorative gravel to improve drainage and extend its life.

External lighting and double outdoor socket

We include outside LED lighting as standard, plus a double outdoor socket. These are ideal for garden lighting, tools or charging appliances.

Electrical connection up to 30 metres from house

The price includes all cabling and connection back to your home’s power supply, up to 30 metres. No hidden costs or need to arrange your own electrician

Internal double sockets, USB points and LED downlights

Each room comes with plenty of plug sockets, including USB charging points and modern dimmable LED downlights to suit how you use the space.

Programmable electric radiator

A slimline, wall-mounted electric radiator is included as standard. It comes with a 7-day timer and thermostat so you can set it to run just how you like.

Guttering and downpipe

We install rear guttering and a downpipe to keep water flowing away properly and protect your cladding and foundations.

Security locks and durable cladding

Windows and doors are fitted with multi-point locking systems. Cladding options include long-lasting materials that don’t need painting or regular upkeep.

Part P electrical certification

All electrical work is carried out by qualified installers and comes with Part P certification for complete peace of mind.

10 year comprehensive guarantee

Every building comes with a full 10-year guarantee covering the structure, roof and major components, giving you long-term confidence in your investment.

We finish all our garden buildings with high-quality fascia, soffit and trim details for a smart, low-maintenance exterior. These components are made using embossed steel and durable PVC profiles, offering a strong weatherproof finish that lasts for years without the need for repainting or regular upkeep.

What types of buildings do you offer?

We design and install bespoke granny annexes, garden lodges, offices, hobby rooms and garden rooms. All are made to order and tailored to your space and needs.

Are your garden rooms and annexes insulated?

Yes. Every building is made using SIPs panels which offer high levels of insulation. They’re warm in winter, cool in summer and cost very little to run.

Can I choose the exterior finish?

Yes. We offer a wide range of low-maintenance cladding options, from classic timber looks to modern fibre cement finishes. These are available in a variety of colours.

What sizes are available?

There’s no fixed size. Each building is custom-built, so whether you want a compact office or a two-bedroom annexe, we’ll design it to fit your garden and lifestyle.

Can your buildings include kitchens and bathrooms?

Absolutely. All granny annexes come with a fully fitted kitchen and bathroom as standard. Garden rooms can also include these features if needed.

Can I live in a granny annexe/building full time?

Yes, our granny annexes are built for full-time living. They are insulated, connected to mains utilities, and comply with building regulations. They include a bathroom, kitchen, living space and sleeping area, just like a small home.

What guarantees do you offer?

All of our garden buildings come with a 10-year comprehensive guarantee. We also offer insurance-backed warranties through IWA, including deposit protection (subject to policy fees). This gives you full peace of mind from start to finish.
