Once your building is designed and confirmed, we handle it all. Delivery, foundations, build, electrics, heating, flooring, plastering and final clean down.
We also provide all required electrical certification, and manage Building Control inspections if needed.

Your building will be installed by our own fully qualified team. With years of hands-on experience, they’ve completed hundreds of garden rooms, lodges and granny annexes across the UK. Their skill and attention to detail ensure your project runs smoothly from day one.
We’ll visit your garden to check the layout, measure access, and assess how we’ll connect to mains electricity, water and drainage. If your build includes a kitchen or bathroom, we’ll plan out the pipework and fall levels. If needed, we can fit a pump station too.
We use either screw piles or adjustable pads depending on your site. Both options are strong, permanent and approved by local building control.
Our electricians connect your building to your home’s consumer unit using armoured cable. If access is tricky or a trench is needed with no boundary wall or fence, an extra charge may apply. We’ll always explain this in advance.
Our rooms come fitted with Ecostrad iQ ceramic radiators. These are modern, energy-efficient and fully programmable. We also install warm LED downlights inside and stylish up/down PIR lights outside.
We use Quick-Step Impressive Ultra laminate throughout. It’s durable, easy to clean and designed for wet areas. This is one of the most water resistant laminate floors available today.
Your building is delivered in the style, finish and colour you’ve chosen. Delivery is always included in the price, with no extra charge or added fees.
All internal walls and ceilings are plaster skimmed for a smooth, modern finish. There are no plastic joiners or silicone seams. The result feels more like a home than an outbuilding.
Your building is protected by a 10-year structural guarantee as standard. Materials are carefully chosen for strength, stability and long-term use.

Yes. We handle all aspects of groundwork including trenching, drainage, electrical connections and screwpile or concrete pad foundations. You won’t need to bring in extra trades.
No. We’ll assess your site during the survey and include any clearance, levelling or preparation in your quote. If you need to move sheds, trees or fencing, we can advise beforehand.
Yes. We include connection to your home’s electricity, water and foul drainage systems. If a pump or longer trench run is needed, we’ll let you know up front.
Our price includes everything: certification, siting, SIPs construction, kitchen, bathroom, wardrobes, electrics, heating and final finishes. There are no hidden extras.
Yes. We’ve built in all kinds of locations with tight or restricted access. Our team will assess this during your site survey and advise on any extra steps needed. We can also build modularly and carry materials through the house if needed.
Most builds take between 4 to 6 weeks, depending on size and design. We manage the full project from groundwork to final fittings, so everything runs smoothly and on schedule.
Yes. We provide a fully managed service. Our team includes groundworkers, builders, electricians, plumbers and plasterers – all coordinated by us so you don’t have to manage a thing.
No. We arrange all building control sign-offs as part of the process. You’ll receive certification when the work is complete, giving you full peace of mind.
We aim to keep disruption to a minimum. Most builds are completed quickly, and we manage all site access, deliveries and waste removal. Our teams are friendly, respectful and tidy.
Yes. Once we’ve completed the build and the final checks are done, your building is fully functional and ready to decorate.
