At The Green Room, we offer a full installation service for our garden rooms, lodges and granny annexes. Every project is managed from start to finish by our in-house team. We don’t pass you from one contractor to another. We keep things simple, professional and straightforward.
What we quote is what you pay. There are no surprise charges and no missing parts. Just a complete, carefully planned build with everything you need.
Once your building is designed and confirmed, we handle it all. Delivery, foundations, build, electrics, heating, flooring, plastering and final clean down.
We also provide all required electrical certification, and manage Building Control inspections if needed.

Your building will be installed by our own fully qualified team. With years of hands-on experience, they’ve completed hundreds of garden rooms, lodges and granny annexes across the UK. Their skill and attention to detail ensure your project runs smoothly from day one.
We’ll visit your garden to check the layout, measure access, and assess how we’ll connect to mains electricity, water and drainage. If your build includes a kitchen or bathroom, we’ll plan out the pipework and fall levels. If needed, we can fit a pump station too.
We choose either engineered screw piles or reinforced concrete pads to suit your site’s ground conditions and the structural requirements of your project. Both options create a strong, stable foundation, and we provide structural calculations where required.
Our electricians connect your building to your home’s consumer unit using armoured cable. If access is tricky or a trench is needed with no boundary wall or fence, an extra charge may apply. We’ll always explain this in advance.
Our rooms come fitted with Ecostrad iQ ceramic radiators. These are modern, energy-efficient and fully programmable. We also install warm LED downlights inside and stylish up/down PIR lights outside.
We use Quick-Step Impressive Ultra laminate throughout. It’s durable, easy to clean and designed for wet areas. This is one of the most water resistant laminate floors available today.
Your building is delivered in the style, finish and colour you’ve chosen. Delivery is always included in the price, with no extra charge or added fees.
All internal walls and ceilings are plaster skimmed for a smooth, modern finish. There are no plastic joiners or silicone seams. The result feels more like a home than an outbuilding.
Your building is protected by a 10-year structural guarantee as standard. Materials are carefully chosen for strength, stability and long-term use.

Yes. We take care of the groundworks and foundations required for your garden annexe, including trenching and either screw pile or reinforced concrete foundations, depending on the site requirements.
We also manage the agreed water, drainage and electrical connections as part of the project, so you don’t need to arrange separate trades for this work.
We’ll assess your garden during the free site survey and let you know if anything needs to be prepared before installation begins.
The area where the annexe will be installed will need to be clear and accessible. If sheds, trees, fencing or other obstacles need to be removed, we’ll identify this during the survey so you can arrange the necessary work before your installation date.
We’ll take care of the groundworks and foundations required for your annexe as part of the agreed project.
Yes. We include the agreed utility connections for your garden annexe, including electricity, water and foul drainage connections to the main property.
During your site survey, we assess the location of the existing services and the distance from the house. If your project requires a longer trench run, pump station or additional work, we’ll identify this and include the agreed costs in your fixed-price quotation.
Yes. We’ve installed garden annexes on sites with tight or restricted access. During your free site survey, we’ll assess access to the garden and identify any potential issues before the project begins.
Because we build our annexes on site using SIPs panels, materials can often be carried through narrow access points or, where necessary, through the house.
If any additional arrangements are required, we’ll discuss these with you following the survey.
Yes. We provide a fully managed service and coordinate the different trades required throughout your garden annexe build, including groundworkers, builders, electricians, plumbers and plasterers.
This means you don’t need to organise or manage separate trades yourself. We coordinate the work and keep your project moving from one stage to the next.
No. Where Building Control inspections and approval are required for your project, we arrange and manage them on your behalf.
We’ll deal with the relevant inspections during the build and provide you with the applicable documentation and certificates when your project is complete.
We aim to keep disruption to a minimum throughout your garden annexe installation. Most annexes are completed on site within around 4–6 weeks, depending on their size and layout.
Our team manages site access, deliveries and waste removal throughout the build. We also keep the site as tidy and organised as possible and keep you informed as the work progresses.
Yes. Once we’ve completed the installation and final checks, your annexe or garden lodge is fully fitted and ready to use.
The internal walls and ceilings are professionally plastered, but the new plaster will need time to dry fully before painting or decorating. We’ll explain what you need to do at handover.
