We design every Garden Lodge with comfort and practicality in mind, creating a fully self-contained home that meets high construction standards. In addition, our one, two and three-bedroom lodges provide an ideal solution for elderly parents, young adults or guests who need their own independent living space.
We design our Garden Lodges to meet the statutory definition of a caravan, including the relevant Caravan Act size and mobility requirements. Where the proposed siting and use comply with the requirements within the curtilage of the main house, you may not need full planning permission. However, we recommend obtaining a Certificate of Lawfulness from the local planning authority before installation, and we can manage the application on your behalf.
We manage every lodge as a complete, turnkey project, with the agreed costs clearly set out in your fixed-price quotation. From foundations and utility connections to the kitchen, bathroom, heating, electrics, flooring and internal fit-out, we take care of the entire installation. We finish the walls and ceilings with smooth plaster, ready for decoration once the new plaster has fully dried.
If you’re looking for additional layout options or a fully bespoke design, a Granny Annexe may be a better fit. Our annexes are designed to offer more flexibility and can be tailored around your exact needs, with full planning support included.

Our en-suites feature chrome electric showers with thermostatic controls and a built-in safety stop, providing safe, reliable and comfortable showering for everyday use.
Designed with accessibility in mind, the showers are also suitable for people with limited sight, hearing or dexterity and have received the RNIB Approved Gold Award, providing additional peace of mind.

A Granny Annexe is designed around the customer’s individual requirements. Depending on its dimensions, construction, siting and intended use, it may follow the Caravan Act and Lawful Development route or require full planning permission.
By comparison, our Garden Lodges follow established layouts and are manufactured in two sections to meet the relevant Caravan Act size, construction and mobility requirements. Where the proposed siting and use are also lawful and ancillary to the main house, full planning permission may not be required. However, we recommend obtaining a Lawful Development Certificate before installation, and we can manage the application on your behalf.
Therefore, if you need more space or a fully bespoke layout, a Granny Annexe may be the better option.
We manufacture every Garden Lodge using structural insulated panels (SIPs) for the main structure. As a result, each lodge benefits from excellent strength, reliability, and a faster, more efficient build process.
In addition, we manufacture the lodges in two sections before transporting them to your property and assembling them on site.
SIPs provide excellent thermal performance, helping to maintain a comfortable indoor temperature throughout the year. As a result, they reduce heating demands and can help lower your energy bills.
We use a combination of fibre cement and PVC wood-effect cladding to create a smart, low-maintenance finish. In addition, we manufacture the roof trims, fascias, and soffits from durable PVC, aluminium, or steel to provide long-lasting protection in all weather conditions.
Every lodge includes secure PVCu windows and doors fitted with 28mm argon-filled sealed units. As a result, they meet high energy-efficiency standards while helping to keep your lodge warm, quiet, and secure throughout the year.
We finish our flat-roof models with a seamless EPDM membrane to provide long-term weather protection. In addition, we use Tapco slate tiles as standard on all pitched-roof models for a durable and attractive finish.
We support all of our garden lodges above the ground using screw piles. As a result, air can flow beneath the structure while also allowing space for lifting cradles or straps if the lodge ever needs to be moved in the future. In addition, the screw piles can be removed with minimal ground disruption if required.

This does not mean the lodge has wheels or is designed to be moved regularly. Instead, it must be capable of being moved as required by the legislation. In practice, our garden lodges are installed as long-term living accommodation within the grounds of the main home.
