A full self-contained home in the garden

Our Granny Annexes are perfect for multi-generational living. Every annexe includes kitchen and bathroom facilities, full plumbing, heating and electrics, and can be customised with one or two bedrooms.

These are real homes, built to the same standards as traditional housing but faster and more cost-effective. Whether it’s for elderly relatives, adult children or guests, this is a comfortable and private long-term solution.

Pre-designed layouts with flexible options

Garden Lodges are based on our most popular annexe layouts. They’re built in two sections, delivered to site and reassembled, which speeds up the whole process.

You can still choose your finishes and extras, and the end result is a warm, secure and fully connected home in your garden. All lodges comply with the Caravan Act and are approved for residential use.

Our Standard Garden Room is ideal if you just need extra indoor space that feels like part of the home. It’s warm, dry and finished to a high standard inside and out.

Whether it’s a snug, a hobby space, a reading room or just somewhere peaceful to retreat to, this model gives you a clean, flexible space that can be used however you like. You can also choose from a wide range of finishes to match your garden.

Garden Office or Studio

Designed for daily use and modern working

If you work from home or need a creative space that’s separate from the house, the Garden Office or Studio gives you a quiet, professional environment. It’s fully wired, heated and plastered inside just like any normal room. We can also build in custom storage, desks or even a toilet if required. You’ll have a comfortable space that works around your day and helps you stay productive.

What’s Included as Standard

All our garden buildings are fully fitted and ready to use, with no hidden extras. We include:

A-rated double glazed doors and windows

All our doors and windows come fitted with A-rated, energy-efficient double glazing to help keep your space warm in winter and cooler in summer. They’re secure, low maintenance and built to last.

Glazed frontage with entrance door

A full-height glazed frontage brings in plenty of natural light and creates a bright, open feel. It includes a secure main entrance door that’s easy to access.

Screw pile or pad foundations

We use heavy-duty screw pile or concrete pad foundations for a stable, long-lasting base. These systems are approved by building control and suitable for most garden types.

Plastered and skimmed walls

Every interior is finished with plasterboard and a smooth skim coat. This gives a proper home-like finish, ready for you to decorate however you like.

Insulated SIPs floor, walls and roof

Our buildings are constructed using SIPs panels throughout. This provides excellent insulation and creates a strong, warm, and quiet structure you can enjoy all year round.

Firestone seamless rubber roofing with gravel top

The roof is covered with a single piece of Firestone EPDM rubber. It’s waterproof, long lasting and topped with decorative gravel to improve drainage and extend its life.

External lighting and double outdoor socket

We include outside LED lighting as standard, plus a double outdoor socket. These are ideal for garden lighting, tools or charging appliances.

Electrical connection up to 30 metres from house

The price includes all cabling and connection back to your home’s power supply, up to 30 metres. No hidden costs or need to arrange your own electrician.

Internal double sockets, USB points and LED downlights

Each room comes with plenty of plug sockets, including USB charging points and modern dimmable LED downlights to suit how you use the space.

Programmable electric radiator

A slimline, wall-mounted electric radiator is included as standard. It comes with a 7-day timer and thermostat so you can set it to run just how you like.

Guttering and downpipe

We install rear guttering and a downpipe to keep water flowing away properly and protect your cladding and foundations.

Security locks and durable cladding

Windows and doors are fitted with multi-point locking systems. Cladding options include long-lasting materials that don’t need painting or regular upkeep.

Part P electrical certification

All electrical work is carried out by qualified installers and comes with Part P certification for complete peace of mind.

10 year comprehensive guarantee

Every building comes with a full 10-year guarantee covering the structure, roof and major components, giving you long-term confidence in your investment.

Pricing FAQs

How much does a granny annexe cost?

Costs vary depending on the size and layout. A compact garden room with en-suite starts from around £52,000, while a larger home with kitchen and bedroom typically starts from £85,000. Our pricing is fully inclusive, so there are no surprise costs later.

Do you offer finance?

We don’t offer finance directly, but we can supply a detailed quote that you can take to your mortgage provider or broker. Because our annexes add value to your home, they are often accepted by lenders for equity-based loans.

What guarantees do you offer?

All of our garden buildings come with a 10-year comprehensive guarantee. We also offer insurance-backed warranties through IWA, including deposit protection (subject to policy fees). This gives you full peace of mind from start to finish.

Is everything included in the price?

Yes. Our prices include planning support, foundations, full installation, service connections, kitchen, bathroom and all internal finishes. There are no hidden extras.

Are service connections included in the cost?

Yes. We include trenching and connection to mains water, foul drainage and electricity. If a pump or additional works are needed, we’ll advise you clearly before we start.

What affects the final price of a granny annexe or garden room?

The size, layout, number of rooms, and your choice of finishes all affect the final cost. We’ll work with your budget to suggest options that make the most of your space.

Do garden rooms cost less than granny annexes?

Generally, yes. A garden room without kitchen or bathroom is cheaper to build than a full annexe. But adding features like a shower room or kitchenette will increase the price.

Can I get a fixed price before I commit?

Yes. Once we’ve visited your site and agreed on a layout, we’ll provide a full written quote. This will be a fixed price for the full project.

Is VAT included in the price?

Yes. All our quotes include VAT, so the figure you see is the figure you’ll pay.
