Two-bedroom garden annexes are often built for elderly relatives. In this case, the roles were reversed. Instead of Lynn moving into her daughter’s garden, her daughter and granddaughter moved into Lynn’s. This allowed the whole family to stay close while giving everyone the space they needed.

The annexe was designed to meet Lynn and Julian’s needs, with just a few amendments needed to pass through building control.

What Was Included
Fully Fitted, Ready to Move In
The annexe was completed with everything needed to move in and start living comfortably.
Two Bedrooms
The layout included two bedrooms, making space for both Lynn’s daughter and granddaughter.
Handmade Hideaway Kitchen
A compact but well-planned kitchen, hand-built to suit the internal space.
Plastered and Finished Walls
All internal walls were plastered and skimmed, ready for decoration.
Mains Service Connections
Water, foul drainage and electric connections were made during the groundworks phase.
Screw-Pile Foundations
Installed in a day and chosen for their speed, strength and low disruption.
Fire-Rated Wall Cladding
Required due to boundary regulations, the steel cladding used was both safe and visually clean.
Thermally Efficient SIPs Build
SIPs panels used for strong insulation and fast installation.
Tested and Certified Electrics
All electrical systems were tested by a qualified electrician and signed off with a Part P certificate.
Full Building Regulation Approval
The local authority inspector signed off on both the structure and all service connections.

Planning and Design
The design passed planning and only needed a few small changes to meet building regulations.

Groundworks and Trenching
Ground preparation and utilities trenching took two weeks, with Julian lending a hand himself.

Foundations and Structure
Screw-pile foundations were installed in a day, followed by rapid erection of the walls, roof and windows.

Internal Works
Internal walls, doors and services were installed and connected. The handmade kitchen was fitted during this stage.

Plastering and Final Fix
Skimming, flooring and skirting boards were completed. Weather delays extended this phase to two weeks.

Inspection and Sign-Off
Building control carried out final checks. Electrics were tested and certified, and the annexe was handed over ready to decorate.

Designed to Fit the Family
Built with help from the homeowner and finished for long-term use
This project was unique in that the daughter moved into the mother’s garden, not the other way around. The two-bedroom layout gave enough space for both generations, while the steel cladding met fire safety regulations due to the building’s proximity to the boundary.
Julian, a retired builder, took an active role during the early stages and even appears in the build video. Planning and regulation sign-off were managed by The Green Room, ensuring a smooth process from start to finish.
