This one-bedroom annexe in Luton was built for Caroline’s father, David. The goal was to create a private, practical home for him while keeping him close to the rest of the family. This annexe was fully fitted and built as a complete living space, finished and ready to move into.
Handmade Hideaway Kitchen
Made in Coco Bola finish, the kitchen fits neatly into the space while still offering everything needed day to day.
Built-in Appliances
Includes a halogen hob, combination microwave oven, stainless steel sink with drainer, under-counter fridge freezer, and full drawer storage.
Modern Shower Room
Fully fitted with clean, modern fixtures and space-saving storage.
One Bedroom
A comfortable bedroom space was included as part of the layout, designed to suit the overall footprint of the annexe.
Screw Pile Foundations
Installed as per structural requirements and completed quickly with minimal disruption.
Mains Service Connections
Drainage, water and electric connections made directly to the existing property.
Electrical Certification
All electrics were tested and certified with a Part P certificate issued after completion.
Highly Insulated SIPs Build
SIPs construction provided excellent insulation for year-round use.
Lighting Throughout
Internal lighting included, with ceiling downlights fitted as part of the installation.

Planning Approval
Planning permission was obtained through Luton Borough Council for permanent residential use.

Groundworks
Trenching and preparation work for drainage and mains services took place during the first week.

Foundations
Screw pile foundations were installed, providing a solid base for the structure.

Structure Erection
The building was assembled on site using pre-manufactured SIPs panels.

Internal Fit Out
Internal walls, plumbing, electrics and the kitchen were completed over a two-week period.

Sign-Off and Warranty
Final building control inspection and electrical testing were completed, followed by the issue of certification and warranty.

A clean build from start to finish, ready for decorating
This annexe was built exactly to the family’s needs. Caroline and David chose every finish, including the cladding, fascia and kitchen colour. The Green Room handled everything, including planning, building regulations and full service connections.
Once building control had signed off and the electrics had been certified, the annexe was left ready for personal decorating. The entire process was completed efficiently and backed by a 10-year insurance guarantee.
